Capabilities

Lucy and I have a combined total of 27 years experience in the real estate industry. We are a seasoned, fine-tuned, motivated and organized team, capable of providing everything you need to buy or sell a home in a professional manner. We have worked hard because our financial future depends on the fruits of our efforts. With us, real estate isn't a hobby or something to occupy our free time.

We've lived in Brentwood for 35 years and know the area well. We have deep roots here. We have raised a family, made a large circle of friends and have many contacts throughout Middle Tennessee. We are solid, dependable and trustworthy and have a personal interest in the community. Nashville and the surrounding area are our life and our home.

Our main areas of emphasis in the real estate market are Brentwood, Nashville, Franklin and Williamson County. Of the hundreds of homes we have listed, sold and helped people buy, the totals for each of these 4 areas are fairly equally divided.

Although we are both licensed, experienced real estate agents in Middle Tennessee and have always worked as a team, Lucy gets official credit for all of our real estate transactions. Most of the awards for real estate accomplishments belong to her. I really don't mind - she always brings the money back from closing a sale!

Lucy is a lifetime member of the Middle Tennessee Award of Excellence. This means we have been multi-million dollar producers in real estate sales production and transactions totals for at least 5 consecutive years. We have satisfied these requirements for 10 straight years. There are only about 3% of active agents who receive this coveted award. That means we have done better than 97% of Real Estate Agents in Middle Tennessee.

Lucy has also received multiple awards from ERA Real Estate International and our local ERA Brokers - Woodmont Realty Group and Pacesetter - for her many real estate achievements over the past 10 years.

Designations

Lucy helped me get through college and raise our family. When our nest became empty and we decided to team up and do real estate, she still had the desire to have more than a high school education. She set about to further her learning by studying everything she could get her hands on about real estate. With the knowledge and experience gained, most would say she now has the equivalent of more than a college education - maybe even as much as a Master's Degree. I would agree. With her knowledge and my good looks, we have done quite well in real estate.

GRI - Graduate Realtor Institute GRI is the most coveted designation awarded by the National Association of Realtors at the completion of school. You could call it the "Pulitzer Prize" of the real estate profession. It takes a sharp person to achieve this rank.

CRS - Certified Residential Specialist Since we handle mainly residential property, this designation has been a huge PLUS for us. It's helped us provide the tools needed to give exceptional services in residential real estate.

ABR - Accredited Buyer Representative This designation, and knowledge gained from it, benefits you by allowing us to be sure we know how to best represent and protect the home buyer, doing what is necessary to make their experience a good one.

PRO - Professional Real Estate Operator This is an extensive multi-day study of the general details of real estate conducted by Electronic Realty Associates. Top Gun Academy This is an intensive study over several months that gives exceptional agents the opportunity to become the best in their profession.

ERS - ERA Relocation Specialist This designation is for education and experience related to providing professional services to relocating families moving to Middle Tennessee.

EREA - Electronic Real Estate Agent This is a designation from Electronic Realty Associates for our achievements with the computer and Cyberspace as it relates to real estate sales and marketing. It recognizes the advantage of the computer to efficiently run our team's affairs. EREA means we are many clicks ahead of most Realtors.

Specialties

We mainly concentrate in residential real estate, both new and resale homes and Southern Middle Tennessee land. Bill has a contractor's license and is particularly knowledgeable when purchasing newly or partially constructed homes and those being planned for construction. Before becoming a Realtor, he developed raw land into subdivisions and built numerous homes. He can help folks keep their new homebuilder on the right track and keep them honest. Bill has the advantage of having been both a builder and seller of homes. This gives him the perspective needed to help settle most disagreements that may arise during home construction or repairs. Bill is also extremely helpful when the repairs need to be completed when getting a home ready to close.

Real Estate Philosophy

Handling the basics of real estate is what gets homes bought and sold. Just as in most of life's contests, in which you have been involved or have witnessed, those who learn the fundamentals well are the ones who excel. You probably entertain all sorts of mental images when you think about real estate. All kinds of covers can be seen from the outside. If you could look inside the book and determine what's really in it, you would see that really good agents have mastered the basics. Lucy and I have mastered the playbook and know how to block, tackle, run, catch and throw. With us, you get what you see and our win/loss record speaks for itself. We are facilitators, not sales people. We get results by being knowledgeable, experienced, good business people, taking care of the basic details - not from verbal proclamations of our worth.

Buying Land and New Construction >Buying New or Buying Old

New homes typically have a higher sales price than comparable existing homes, and buyers are usually willing to spend more on a new home because of lower maintenance costs. Builders' warranties on new homes, when combined with a new roof, appliances, and major systems, usually make major repairs unnecessary and help to counter a slower initial rate of appreciation.

Census Bureau Housing Surveys suggests that operating costs are lowest for brand new homes and slightly higher for relatively new existing homes. Operating costs per square foot of living space are consistently higher for progressively older existing homes. Utility costs represent the largest factor in operating costs. Energy consumption per square foot depends on the size of the home, the insulation and quality of the windows, air leakage and the efficiency of the furnace.

New homes require fewer expenditures for routine maintenance. The cost of maintenance first increases with age, then declines, so you will generally spend less maintaining a home built before 1960 than for a home built between 1970 and 1975.
